Boosting UK's rail freight capacity: SEGRO to develop terminal in Radlett

Under SEGRO's ownership, the site will be transformed into a state-of-the-art rail hub and sustainable warehousing complex, supporting the UK's modal shift from road to rail and contributing to the UK's net zero ambition.


UK's company SEGRO, which is the owner, manager, and developer of warehouse and industrial space, has completed the acquisition of 419 hectares of land at the former Radlett Aerodrome in Hertfordshire. The strategic location near major road networks and the Midland Main Line railway makes it ideal for the development of a rail freight interchange and sustainable logistics warehousing.

The £120 million acquisition from Hertfordshire County Council, Tarmac Plc, and Gorhambury Estates Company Ltd marks an important step in the UK's modal shift from road to rail and contributes to the country's net-zero ambitions. The project, which has been recognized as a nationally significant infrastructure, has been granted planning permission and is expected to create around 4,000 jobs on completion. With planning permission secured, work is due to start in the summer of 2023, with a focus on delivering the rail link and preparing the site for development.

As part of SEGRO's commitment to responsible growth and community investment, the development will feature a 247-hectare country park surrounding the terminal, providing recreational amenities and environmental enhancements. The company plans to invest in traffic relieving measures, including a £22 million relief road, to support local infrastructure and economic growth.

The scheme will also benefit the national and local economies, as well as help satisfy the demands of consumers and businesses for the sustainable movement of the goods and services we increasingly rely on in our daily lives,” said David Sleath, CEO of SEGRO.
